Should I purchase flood coverage?

Once it starts raining it's too late. 

Flood coverage needs to be purchased in advance to the storm. 

First things first, if your property lies in a flood plain as determined by US Government Flood Maps, ask your independent agent about a flood quote.

You can view the maps at www.floodsmart.gov.

According to FEMA in the past 5 years, all 50 states have experienced flash floods or flooding. 

Second, a typical homeowner’s insurance policy will not cover damage from flooding, so you would need flood insurance to help recover.

To be eligible for flood insurance you must live in a community that participates in the National Flood Insurance Program (NFIP).

If there is no mortgage on the home, there is a 30-day waiting period from the date of purchase before your policy goes into effect.

We recommend to get coverage BEFORE a storm comes to town to ensure that you will be covered in case of a flood.

Third, flood coverage will only cover certain items necessary to support the house like the furnace, make sure you thoroughly read your policy and ask your agent about specific items covered.

Most times if an item isn’t covered there can be an endorsement added to the policy for additional coverage (think of an extra freezer or the washer and dryer).
